Usually, less than you think.

The goal isn't necessarily to make your home look brand new. It's to identify the improvements that will matter to buyers and avoid spending money on projects that aren't likely to give you a worthwhile return.

Sometimes fresh paint, decluttering, landscaping and a few strategic changes are enough to make a big difference. Other homes may benefit from additional preparation.

I prefer to walk through a home with a seller before they start spending money so we can prioritize what actually makes sense.

Pricing Matters From Day One

It's tempting to start high because you can always reduce the price later. But the first days your home is on the market are important.

Buyers are watching new listings, and a home that enters the market at a price that doesn't match its condition or comparable sales can lose valuable early attention.

My goal isn't simply to put a price on a home. It's to look at the competition, recent sales and current buyer activity and develop a pricing and marketing strategy that gives the property a strong position from the beginning.

Presentation and Marketing Work Together

Good marketing starts before the listing goes live.

How the home is prepared, photographed and presented online affects a buyer's first impression. Professional photography, thoughtful listing descriptions, digital marketing and making sure the home's strongest features stand out all play a role.

Every home has something that makes it special. Good real estate marketing should help buyers see it.

Timing Is Personal

People often ask me, “When is the best time to sell a house in Lewisville?”

Market conditions matter, but so does your life.

A move may be driven by a job change, retirement, needing more or less space, family circumstances or simply being ready for something different. Instead of choosing a selling date based only on the calendar, I like to look at the local market alongside your individual timeline.

Sometimes the right time to sell has less to do with the season and more to do with being properly prepared.
